What is the difference between an exclusive mandate and a non-exclusive mandate?
  • The main difference between an exclusive mandate and a non-exclusive mandate concerns the commitment between the seller and the real estate agent.

    The exclusive mandate grants sole selling rights to one agent for a defined period of time. On the other hand, a non-exclusive mandate allows the seller to entrust the sale of the property to several agencies at the same time and, in some cases, the seller can even manage the sale independently.

    From a strategic point of view, an exclusive mandate allows for a more coordinated, consistent, and professional approach.

What documents do I need to provide if I decide to sell my property?

Bureaucracy is often the main cause of a lost sale. To help you go through this process with complete peace of mind, Edelweiss.Re guides you step by step through the collection and verification of all the documents required to carry out a full due diligence:

Essential Documents (always required):

  • Title deed, i.e. the document proving how the seller came to own the property;
  • The seller's ID card and tax code;
  • Cadastral Survey and Land Registry Extract (if the property is located in South Tyrol);
  • Cadastral Floor Plan;
  • Urban and Building Permits, such as building permits, construction concessions, Italian SCIA or CILA, where applicable;
  • Twenty-Year Title Search, tracing changes of ownership over the last 20 years to verify the absence of donations, adverse possession or defects in the property's title;
  • Energy Performance Certificate (APE), mandatory for the sale. Should this not be available, we will instruct one of our APE-certified technicians to apply for it;
  • Certificate of Habitability or Agility, if available;
  • Condominium Regulations and Statement from the Administrator, if the property is part of a block of flats;
  • System Conformity Certificates, if available.

Additional documents (only in specific cases):

  • Town Planning Use Class Certificate for areas of over 5,000 sqm;
  • Any renovation works;
  • Declaration of Estate, if the property was inherited;
  • Rental Contract, if any;
  • Mortgage and Encumbrances Certificate, if any;
  • Superbonus 110% and other energy efficiency bonuses for tax deductions.
